Three-way coordination

The owner is in Toronto. The tenant lives here. The administradora manages access. We are the fourth point: WhatsApp with everyone, written authorization before any repair, invoice issued to the PH and notified to the owner.

Common areas vs private units

Lobby, corridor and hallway cooling is paid from the common fund. Individual splits are the owner's responsibility. We can serve both under the same contract, with separate rates and invoicing — one provider, two payment streams.

Documentation for every visit

We deliver: electronic DGI invoice, per-unit report with equipment serial numbers, before/after photo log, and refrigerant-use certification (R-410A). Everything in a format ready for your accounting system.

How we start

  1. 01

    A 30-minute meeting with the administradora — virtual or in person. We need: number of units, equipment type (split / cassette / VRV if applicable), year the PH was built.

  2. 02

    Initial inspection at no cost: 1 day, 1 technician, walk-through of common areas and a random sample of units.

  3. 03

    Written proposal within 48 hours, with per-unit rate, scope and SLA.

  4. 04

    Contract signature — standard template ready to present to the HOA board.

Frequently asked questions from property managers

What's the minimum number of units for a contract?
Ten units. Below that, a one-off visit is more sensible — contractual coordination isn't worth it.
Do you respond at night and weekends?
Yes. Emergencies receive 24/7 priority response for towers under contract; the first diagnostic visit happens within 4 hours during business hours and 6 hours outside of them.
Can you invoice the PH and the owner separately?
Yes. Common areas billed to the PH, private units to the owner. One visit, two invoices. This is the most requested feature from administradoras handling towers with absentee owners.
What's the minimum contract length?
Twelve months, with an optional quarterly trial. The trial includes one full maintenance and lets the HOA board validate quality before committing to the full year.
Do you work with VRV systems or only splits?
Splits, mini-splits and cassettes are our strength. VRV/VRF systems and large chillers we assess case by case; if the scope exceeds our capacity we recommend specialized contractors at no commission.
